Hello, I need help!! Help me find the mistake in the next sentence!

It �s (1) been an 8 per cent (2) increse in (3) house prices in London over the past year. (4)

In my opinion, the mistake is (1) and the answer is there �s been but I �m not sure. I hesitate between (1) and (2). If it �s number (2), can you explain why, please.
